Mr. Neary entered law school at SMU and began his business career

Opened Rhett Butler’s steak house in Amarillo, Texas

(1975)

Rhett Butler’s Steak House was sold, and capital was redeployed to On your Mark, one of America’s first athletic shoe store chains, expanding to 29 stores before it was sold to Foot Locker

(1976)

On Your Mark Systems, Inc. invested in Famous Ramos Hot Dogs – a mall food court restaurant chain that grew to over 100 stores before being sold to Orange Julius

(1977)

Dimension Realty, Inc. was created as a commercial real estate brokerage firm specializing in regional mall site acquisitions. Representative clients included Simon, Homart, DeBartolo, General Growth, Rouse and Broadhead.

(1979)

Dimension Realty morphed into Dimension Development Company

(1981-1984)

Dimension partnered with Melvin Simon and Associates, Homart, and Paul Broadhead and Associates to build regional malls – over 5 MM square feet of retail space, and over 100 out parcels

(1982 – 1986)

Developed over 2.5 MM square feet of shopping centers; 3,000 multi-family units; 3 hotels; and over 500 acres of commercial land development

(1982)

Formed Commerce Title Company in Houston, Texas with M.G. “Buddy Herring”, Paul Broadhead, Melvin Simon, Ron Evans and Reno Hartfiel.

(1982 – 1987)

Developed over 2,500 residential lots in master planned communities in DFW and Atlanta metro markets

(1983)

Dimension diversified into services, including Saratoga Capital, Broadhust Company, and Dimension Realty Management

(1984)

Formed CNS Partners to “actively invest in undervalued publicly traded companies. Investors included Drexel Burnham, Jeffries, Bear Stearns, First City Financial and Icahn. Notable transactions included Aloha Airlines, Southland Corporation, Southland Financial Corporation and Master Lock

(1992 – 1997)

Dimension formed investment partnerships to acquire RTC assets, deploying over $200MM of equity

(2001 – 2005)

Dimension sold the RTC assets it acquired during the 1990’s

(2002)

Dimension reentered master planned community effort in California and Texas – developing over 10,000 lots

(2007)

Dimension foresaw the collapse of the housing and mortgage industry, and liquidated 90% of our land inventory prior to the collapse, shrinking dramatically but preserving our capital

(2010)

Dimension cautiously reentered Austin market, developing more than 9,000 lots

(2012)

Formed DCP Financial Services as a correspondent for Walker Dunlop, specializing in GSE multi family loans

(2015)

Formed Sentinel Title Company in Dallas. Underwriters include Chicago Title, Fidelity National and Westcor

(2020)

Dimension is developing several new real estate asset class initiatives and expanding its operating business portfolio.

1970’s

Mr. Neary entered law school at SMU in 1973 and began his business career. In 1974, he opened Rhett Butler’s steak house in Amarillo, Texas. It was sold the following year and capital was redeployed into On Your Mark athletic shoe stores and Famous Ramos Hot Dogs. Dimension Realty was created as a commercial real estate brokerage firm in 1977 and morphed into Dimension Development Company in 1979.

1980’s

Dimension partnered with Simon Properties, Homart, and Paul Broadhead and Associates to build three regional malls. On our own we build roughly 1.5 mm square feet of shopping centers and 3,000 apartments. We also developed over 1,100 residential lots in master planned communities inf DFW and Atlanta.

Dimension diversified into real estate services, opening Commerce Title in Houston; The Broadhurst Company in Dallas, which specialized in office tenant representation; Dimension Realty Management that ran our properties and had significant 3rd party clients, and Saratoga Capital, a boutique real estate investment banker that raised more than $8 billion in debt and equity over the years.

1990’s

After the collapse of the Texas banking system in the late 1980’s, Dimension regrouped formed investment partnerships to acquire distressed RTC assets. We deployed more than $200 MM of equity. We leased up and resold the assets, generating project level IRRs over 50%.

2000’s

After selling the RTC assets, we reincarnated our master planned community business and concentrated our efforts in Southern California and Austin – developing over 7,000 acres of land and 20,000+ lots. We saw the mortgage industry collapse coming and exited 90% of our assets in 2007, shrinking the Company dramatically, but preserving our capital.

2010’s

As the industry collapse subsided, we cautiously reentered the Austin market and have developed more than 5,000 residential lots, working with publicly traded homebuilders and large regional homebuilders. Dimension also reentered the capital markets arena, specializing in GSE multi family loans as a correspondent for Walker Dunlop. Dimension also formed Sentinel Title Company in Dallas. The Agency underwriters include Chicago Title, Fidelity National and Westcor. .

2020’s

In an interesting turn of events, Dimension started seeing opportunities in the tech sector and has made several investments, most notably a significant investment in mLogica, a burgeoning company (www.mLogica.com). We have several new real estate asset class initiatives we are about to roll out after years of planning.
